Teesside University are delivering a new 300-bed residential complex with recreational facilities, through our SCAPE Venture framework, to accommodate a growing number of students. This project marks another major milestone in the University’s £300m Campus Masterplan.

Due to high growth in student numbers, Teesside University were in urgent need of 300 additional student bed spaces and recreational facilities by September 2020, providing students with a modern building that meets high standards and delivered within a tight budget and timescale.

Their only viable option was to utilise a town centre site adjacent to their Middlesbrough campus, which had the right space for the expansion, however, the timescales were becoming increasingly tight.

Following Wates' success in delivering Teesside University's National Horizons building, the university appointed Wates through the SCAPE Venture framework to carry out feasibility works to ascertain the schemes viability.

Teesside University wanted to make the space fit-for-purpose, including adding extensive student communal areas such as a movie room and a gym.

To help the Teesside University achieve the savings they wanted and keep the project within budget, the Wates team proposed value engineering solutions and made recommendations that be cost-effective, energy-efficient and easier to maintain.

Further cost savings were also secured by removing an external bike store (but keeping the facility for storage inside), which enabled the building to still achieve a BREEAM Excellent rating (as targeted) whilst reducing the overall project cost.

Careful consideration was needed on the removal of existing trees outside the building to make sure this was not completed during nesting season for the resident birds.

Currently, the site team are working closely with the planning team to schedule works appropriately and to keep disruption to a minimum for the local community and residents.

During a four-week feasibility period, Wates worked closely with Teesside University and a team of talented designers to create a scheme which not only delivers the required number of bed spaces, but one which will be delivered within budget and tight timeline.

The pre-construction activities were completed with speed by using the SCAPE Venture framework, and enabled for a collaborative working partnership between Wates and Teesside University.

Collaborative working underpins everything Wates does, and its a core value that they share with other SCAPE deliver partners'. To date, this scheme has showcased great levels of partnership working, which has been vital to enabling the student residential building to be taken from feasibility to start on-site in just 24 weeks.
