Providing a modern and inspiring office environment for the University of Cambridge

The University of Cambridge needed to fit out an office within their property portfolio to better utilise the space and create a comfortable environment for staff in just 13 weeks.

Delivered through Scape Venture, Morgan Sindall completed a full fit out for their office in Eddington, on the North West Cambridge Development, achieving a BREEAM excellence rating.

With only 13 weeks to deliver this project, early contractor engagement was vital to bring the client’s project to life. Proactively liaising with specialist subcontractors enabled the necessary long-lead materials and labour to be arranged.

Working closely with their supply chain partners, Morgan Sindall engaged the fastest, most effective and quality subcontractors to help deliver the project on time and budget.

As mobilisation was cut from four weeks to just two, time was of the essence. The team appointed the workers onto the scheme to begin early demolition, whilst working to identify critical path items such as the curtain walling for early order.

With 40 people working in such a tight environment, regular collaborative planning meetings identified pinch points in working patterns and enabled programme re-organisation to ensure everything was running smoothly.

Despite the short time frame, the team delivered a bright, modern and airy office space that encourages collaboration and flexible working options on time and on budget. With sustainability high on the agenda, the building has been plumbed into the biggest rainwater harvesting system in the whole of the UK. This will help reduce the building’s water bills in the future and provide the client with long-term savings.

The client was delighted with the project and the finished space, resulting in a 10/10 score for client satisfaction.

The project involved a soft strip and demolition of internal walls and existing curtain walling, with new internal stud walls to ground and first floor, raised access flooring to first floor and the installation of mechanical and electrical engineering.

Both floors were already at shell and core state, and as part of the scheme, this was split into two spaces (one which would be latterly used for another tenant). Due to this, the client team designed the entire mechanical and engineering system to be able to serve the rest of the building, so the adjacent users will be able to move in with the existing services. As part of this, the building has been plumbed into the biggest rainwater harvesting system in the whole of the UK.

The team also carried out the installation of internal glass screens to form three meeting rooms, created an open plan office on the ground floor along with a new reception area, shower, toilet and changing room.

New bespoke furniture was installed including a reception desk and specialist timber fixed archive and storage lockers. The space also included a new break out kitchenette area on the first floor and a complete new entrance screen installed to the front of the building as part of the overall entrance remodelling.
